  1. No smoking or vaping in the house or on the house grounds

  2. Please refrain from loud noise after 10PM

  3. Please remove your shoes when entering the house

  4. Self Check-In Keypad at Front Door

  5. Check-In time is anytime after 3PM, and Check-Out is by 11AM

  6. Dogs only. No cats allowed.

  7. We are going to try allowing dogs, and choose to trust in people and their ability to be responsible with the house and their dogs. If you bring dogs, we require that you keep them off of furniture at all times! This includes while you’re away and while you’re sleeping. If pet hair, marks, or evidence of any kind is found on furniture a portion of the security deposit will be kept to cover cleaning, repair, or replacement.

  8. Please be sure you understand AirBnB's cancellation policies. We currently use their Moderate policy, but sometimes use their Flexible policy. You can find our current policy on our listing, in the "Prices" section. The policy that is in effect at the time you book will remain in effect until your visit, even if we modify our policy after that.

  9. The max number of persons we can accommodate is 6. We can't host any extra people in our house. Please don't try to sneak in any extra guests. 

  10. We have a STRICT NO SMOKING OR VAPING policy. If you smoke or vape (tobacco or otherwise), you will be required to leave w/o a refund and we will withhold the entire security deposit to cover added cleaning costs to remove smoke odors and stains

  11. We ask that all guest be considerate of neighbors. Sound levels, including music and television, should be maintained to avoid disturbing the adjacent neighbors. No parties are permitted.

  12. Only the persons who made the reservation are allowed to stay in our apartment. If you don't look like your AirBnB photo, you will need to provide a currently valid photo ID (current US driver's license or current passport). If you book for other people and won't be present yourself, be aware that we will have AirBnB cancel the reservation upon arrival with no refund. If you're a business or government agency booking for other people, please contact us in advance to work it out. Don't book first and ask later. Thanks!

  13. No parties or gatherings of more than 10 people. (Some exceptions made for guests staying a week or more.) Non-guests must depart by 10pm. No loud noise after 10pm.

  14. We provide unlimited complimentary coffee and a couple of complimentary bottles of beer and to welcome your arrival. We don't restock the refrigerator or provide any meals.

  15. There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the units. 

  16. People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest.

  17. Keep the property and all furnishings in good order. Use appliances only in accordance with their intended use.

  18. The basement is locked for Owner-Access only.

  19. Please use the street parking in front of the house only. Do not park on the side street or in the yard or grass. DO NOT PARK IN THE BACK SHED, IT IS STRUCTURALLY UNSTABLE AND LIKELY TO COLLAPSE.

  20. Inspect the property as soon as you arrive. If you are not happy with the condition or cleanliness of the property, please let us know immediately. There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the units. 

  21. The property is served by city water and sewer. The sewer system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the sewer system, you could be charged for damages.

  22. Upon checkout, make sure that you have all of your belongings (including chargers). Please ensure that all doors are locked.We are not responsible for items left behind. If you do forget something, please notify us immediately. We will make the attempt to retrieve the item and return to you at your request. Note a minimum charge of $20 plus postage will be charged to ship items.

  23. After Hours & Emergencies: We hope there are no emergencies while visiting. If there is an emergency, please dial 911. 

  24. If there is a storm or hurricane, no refunds will be given unless: 
    --The state or local authorities order mandatory evacuations in a “Tropical Storm/Hurricane Warning area” and/or 
    --A “mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning” area of residence of a vacationing guest. 
    --The day that the authorities order a mandatory evacuation order in a “Tropical Storm/Hurricane Warning,” area, we will refund: 
    ——Any unused portion of rent from a guest currently registered; 
    ——Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted; and 
    ——Any advance rents collected or deposited for a reservation that is scheduled to arrive during the “Hurricane Warning” period.

 

You must also acknowledge

Potential for noise - Very, very rarely--the house diagonally across the street will make noise. I've done everything that I can to insulate the house from it's effects.

Must climb stairs - There is a small flight of stairs at the rear of the home, but initially, two flights must be climbed to enter the entry code on the front door keypad

Security Deposit - if you damage the home, you may be charged up to $300

Amenity limitations - If you drink more than 45 cups of coffee per day, you might run out of coffee that we provide. You also might have a heart attack.
